CONTRACTS

 

Once you decide to buy a property and are happy with the conditions, the property sales agreement will be drawn. The payment plan will be agreed before the contract is drawn. The contract is in English and easy to understand.

 

LEGAL ADVICE

 

We strongly recommend you to have a legal representative when you commit yourself to buy a property. If you don’t have a solicitor we can recommend you to one, although you can chose to appoint any solicitor you want. The solicitor will then do all the necessary checks regarding the contract and the company and the solicitor will be present during the signing of the contract. He/She can then explain all the points included in the contract and the procedures in purchasing the property. The fallowing checks include:

 

1.      The title of the property is checked.

2.      The person or a company selling the property actual owns it.

3.      Whether there are any charges on the property.

4.      Where applicable, that building licenses and permission are in order.

5.      The terms and conditions stipulated by the seller are checked for fairness.

 

TITLE DEEDS (TAPU)

 

A TAPU is an official document which shows you have ownership rights over the real estate. The owner’s full name and photograph, and detailed information on the asset appear on this document.

 

 

 

Once the sale agreement has been drawn and both parties have signed the contract, the new title deeds (tapu) will be applied for by solicitor. The title deeds office will send the passports and title deeds to Izmir for the military checks. The military check is only to determine that the area the property is in, is not with in a certain kilometre radius from a Turkish military base. The whole process can take up to 3-4 months. The title deeds will then be transferred into your name, which is signed in the presence of the notary. You can either attend or get your solicitor to do it on your behalf.

 

AFTER SALES

 

When all the documentation has been cleared, we will update you with any information you require. From sending you photographs of the construction of your property to any legal fees, maintenance of the property etc.

 

COMPLETION

 

Near the completion, we will contact you to advice you of the completion date and when the final payment has to be paid. On the completion of your property and when the remaining payment has been paid, we will deliver your keys for you.
